Marin saw a rise in both the number of single-family home sales and the median price in May compared with last year.


Marin's single-family median price in May was $823,400 was slightly higher than the April median of $800,000, marking the first dip in what had been a steady rise in prices this year. The January median was $640,000, in February it was $694,500 and in March, $725,250, according to DataQuick. A total of 203 single-family homes were sold in May in Marin, up from 171 in May 2009, an 18.7 percent rise.

Condo Statistics

The median price of condos was $359,000 in May, a slight increase from May 2009, when condos sold for $310,000. The median price is the point at which half the homes sell for more and half sell for less.

Analysis by Price Range:

Homes priced under $500,000 continue to move very quickly, but have slowed down slightly from last months: “Strong Sellers” Market to a “Sellers Market” especially in Novato, often times with cash offers being made by investors. Homes priced from $501K - $749K slowed down slightly into a “Balanced Market” from last month’s “Sellers” Market. All homes priced over $750,000 are in varying degrees of “Buyers” markets.



Analysis by City: In talking with other agents, the general feeling has been that things have cooled considerably during the month of June. The market did cool a bit from last month. Last month Corte Madera, Fairfax, Greenbrae, Novato, and San Anselmo where are all in Sellers Markets. This month however, not a single town in Marin was in a Sellers Market with the exception of Greenbrae. The remainder of the town in Marin are all in Buyers Markets, with Ross and Tiburon in a Strong Buyers Market and Belvedere in an Extreme Buyers Market.
